Holding Deposit: Equivalent to one weeks rent: This will be withheld if any relevant person (including any guarantor (s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign the tenancy agreement (and / or deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing)
Security Deposit:
Capped at 5 weeks rent for rents less than £50,000 per year. This covers damage and defaults on the part of the tenant during the tenancy.
Capped at 6 weeks rent for rents more that £50,000 per year. This covers damage and defaults on the part of the tenancy during the tenancy.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid in order to pursue no-payment of rent. This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to pay costs associated to the replacement of any lost key(s) or other security devices. If the loss results in the locks being changed, the cost of the locksmith, new lock and replacement keys for all parties including, the tenant, the landlord, Advance Lettings and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (including VAT) for the time taken replacing lost key(s) and other security device(s).
Variation of Contract (Tenants Request): £50.00 (including VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and executions of new legal documents.
Change of Sharer (Tenants Request): £50.00 (including VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution.
Early Termination (Tenants Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs associated with the re-letting the property, as well as all rent due under the tenancy until the start date of replacement tenancy. These costs will be no more than the maximum amount of the rent outstanding on the tenancy.

Because we own our properties direct we do not need to use agents to manage them. Therefore we do not need to charge any fees. Each contract is for 6 months, however you can release yourself from this early with one months notice and an early release fee of 75% of one month’s rent. So you know where you stand at all times should you need to leave quickly for that dream job in the sun or city! And after 6 month you revert to a rolling month by month contract until you wish to leave with no exit fees to pay.
You can also upgrade to a larger room, with Ensuite, walk in wardrobe or Loft Apartment in the same house or next door when they come available and just pay the pro rata difference in rent. Or downgrade should you wish to save money. Again no fees charged for the move as this is a free service for loyal tenants.
